Booking: Please telephone or email to confirm availability before sending your deposit. We can hold the holiday home ‘provisionally’ for 7 days only, except Christmas/New Year which is on a first come basis. Your deposit is non-refundable. Should you need to cancel please telephone as well as email us.

Deposits & Payments: 20% of the total rental is payable on booking. We accept BACS payments and all major credit/debit cards (except American Express) or cash payment upon arrival. The balance is payable 8 weeks prior to arrival.

Damages: We have the right to charge a 20% damage fee of your booking amount for any damages or misuse of our cottages or swimming pool. Any breakages must be reported to us. Guests are expected to leave the accommodation in the same clean, tidy state it was in when they arrived. If there is any extra cleaning the owners reserve the right to reclaim the monies. PLEASE DO NOT LEAVE ANYTHING BEHIND THAT CANNOT BE REMOVED FROM OUR PREMISES BY THE USUAL BIN COLLECTION/RECYCLING SERVICE. Do not leave anything other than domestic waste eg. large gas cannisters to inflate balloons or inflatable etc. anything of this nature MUST be taken away on departure. If they are left behind a charge of £50.00 will be made as these require us to take them
for specialist disposal to Buxton Recycling Centre.

Occupancy: The number of people occupying the cottages must not exceed 8
persons per cottage. If you anticipate you will be inviting extra day guests during your stay we do need to know in advance.

Smoking: Smoking outside area only. There is a strict ‘no smoking’ policy within the accommodation and strictly no smoking in the laundry room/swimming pool. It is now the law that enclosed spaces remain smoke free and so we are a totally non-smoking
establishment (outside smoking areas only).

Excessive Noise: We have a strict policy of no excessive noise outside all of our accommodation after 10pm. Please do not bring disco speakers, amplifiers or karaoke machines without prior agreement from us.

Pets: We do not accept pets.

Cancellation: We reserve the right to obtain full cost of the holiday booked in the
event of cancellation under any circumstances. We will endeavour to re-let and, if
successful, we shall refund all monies received except for £75.00 administration costs. Should you be concerned about possible abandonment of your holiday for any reason
eg. illness, bad weather we recommend you take out appropriate insurance.

Re-scheduling: If under any circumstances there would need to be a change of arrival dates then there would be a 10% charge on top of the original booking price. Please try www.essentialtravel.co.uk and other companies who offer insurance for large groups. How ever we take no responsibility for the mentioned insurance company or its policies. Should you choose not to take out insurance, we cannot be responsible for
your inability to travel for any reason and we will not offer a refund if you abandon your holiday before arrival. If you are staying with us in the months of November,
December, January, February or March when snow can be expected we strongly recommend insurance cover. Twitchill Farm Cottages shall not accept any responsibility for any vehicle damages caused by road conditions or snow. Please check www.tripinsurancestore.com for varied policies/prices etc.

Liability: The proprietors accept no liability for any accident, injury, loss or damage sustained by any resident, their family, visitors, animals, vehicles or personal effects, howsoever caused. The owners retain the right to access either property at anytime if
deemed necessary. Prices are correct at time of booking but we reserve the right to change when deemed necessary. In the event of the cottages becoming uninhabitable
for the following reasons, fire, flood, snow, ice, including local roads becoming unpassable or shut, electricity or water supply interruption, boiler failure or acts of God, we accept no responsibility for this and offer no refund. However we may if possible try to offer you an alternative break at our cottages. Please insure your holiday to cover any refund needed. We cannot be held liable for compensation due to loss of enjoyment in the event of a letting being affected by any of the above occurrences. All statements and information is given in good faith, being true and correct to the best of our knowledge and belief, but the proprietors accept no liability in the event of any such statement or information being untrue or incorrect.

Swimming Pool: Is normally open all year round but if for any reason it is closed we cannot refund or be held responsible for this. Every endeavour will be taken to re-open as soon as possible. Guest staying in the cottages may use the pool free of charge between 07:00 – 19:00 every day but please obide by the swimming pool rules found
in your welcome booklet or in the swimming pool area. Particularly emphasized that children under 16 years of age, must be accompanied by an adult at all times. Every effort has been made to ensure that this facility is safe. We therefore can not accept
responsibility for any of loss, damage, injury, illness or death however caused whilst on these premises. We have the right to charge for any damages cause by guests of any type in the swimming pool and swimming pool area.
